Ellis Glenn Koury

Glenn practices primarily in the areas of real estate and business transactions. He has over 30 years of experience in a wide range of real estate and commercial transactions, including acquisitions, sales, leasing, development, management, and financing for all types of real estate projects. Glenn also represents real estate clients in structuring joint ventures with equity sources for the acquisition and development of real estate projects nationwide. He has served a broad spectrum of business clients, including corporate owners, private developers, borrowers, landlords, and tenants.

Experience Highlights

  • A fund sponsor in formation of a $150 million private equity real estate fund with a major educational institution for the acquisition and development of office, industrial, and retail projects throughout the United States

  • A developer in connection with a 212,845-square-foot, five-story, Class A office building in Houston, Texas, including financing and joint venture with institutional investor

  • A developer of data centers (including private data centers and ready-to-fit data centers) in Houston, San Antonio, Dallas, Plano, Denver, and Minneapolis, with institutional real estate funds and private investors, including site acquisition, development, financing, and formation of joint venture and take-out arrangements with equity sources

  • Developer of a multiphase office project in The Woodlands, Texas, including annexation into a municipal utility district, construction financing, and a joint venture with an equity source

  • A purchaser in its $43.5 million acquisition of a corporate business center consisting of a three-wing, multitenant office building located in the University area of Charlotte, North Carolina, and formation of a joint venture with an equity source

  • A real estate services firm in its acquisition and financing of a 300,000+ square foot Class A multi-tenant office building in Torrance, California 

  • A seller in the sale of a $68 million data center in Richardson, Texas, to a corporate user

  • A developer in the redevelopment of more than one block of commercial space in downtown Austin, including a $118 million loan and a joint venture with an institutional investor

  • The purchaser of a 120,000-square-foot office building in Houston that was subsequently renovated and upgraded

  • The purchaser of a non-performing CMBS loan secured by an office project in Dallas, including the formation of a joint venture with an investor and the subsequent acquisition of a project through foreclosure

  • A developer in a $16.25 million acquisition of a four-story, 135,000-square-foot office building situated in Englewood, Colorado, including a joint venture with an equity source

  • A seller of a $289.6 million Class AA office building in downtown Dallas

  • A developer in the formation of programmatic equity fund with a major life insurance company for acquisition and development of up to $200 million in office and industrial projects in major metropolitan areas of the southeastern, southwestern and western United States

  • A purchaser in a $118 million acquisition of a Silicon Valley data center portfolio, including related senior and mezzanine financing, and subsequent tax-deferred exchange of an entire portfolio for 1.3 million-square-foot, 55-story skyscraper in the Dallas central business district

  • A hotel owner in a franchising and management transaction with an international hotel chain for hotels in Sapporo, Japan
